Bringing Amenities and Hospitality to the Workplace

The average office square footage per employee has shrunk 9% in the past seven years according to commercial real estate tracker CoStar Group. In most markets, the average tenant requires office space ranging between 3,000-5,000 SF. While there are many larger tenants, one common question among all companies is: How do you compete with the “Googles” of the world for talent?

To remain competitive in today’s marketplace, landlords must enliven their buildings by offering tenants more amenities and adding vibrancy to common areas, ultimately expanding the tenant’s influence. From bike valets to beer and wine on tap, playful and entertaining amenity spaces are essential for enticing firms and young talent.

Work Hard, Play Hard

Highly-skilled millennials and well-educated knowledge workers are increasingly difficult to attract and retain without offering the best amenities. To achieve this desired “Google-esque” workplace, the offices are incorporating more lounges, board and arcade game rooms, patio seating areas, gyms with private showers, private clubs, and other specialty spaces. The resulting hospitality-like vibe brings employees out of the typical workspace and allows them to socialize and interact with their peers.

Common Spaces – Activated!

Common areas are no longer limited to the reception or lobby area of an office. They are now sprinkled throughout the workplace and infused with wellness services, entertainment, and art that enliven and “activate”. These spaces include roof top gardens and food halls, yoga and meditation rooms, catering facilities, coffee bars, beer and wine bars, and art exhibits. They encourage more socialization among building tenants and build a sense of community by giving workers a place to relax, recharge, and have a good time.

Concierge Services in the Workplace

Knowledge workers and millennials have now come to expect concierge services within the workplace. Offering onsite dry cleaning, bicycle valets, car detailing and oil changes have enabled workers to focus less on personal errands and outside responsibilities, and more on being more productive at work.

Landlords are offering tenants cutting-edge activated spaces and specialized services to bring knowledge workers together resulting in a more collaborative, productive, and vibrant workplace now and in the future.
