Ware Malcomb provided civil engineering, permitting, architecture and interior design services for the redevelopment of a 120,000 SF distribution center. The project features 36-foot clear height, 20 dock doors and a 2,500 SF speculative office. This project was constructed of precast concrete panels and included demolition of an existing building.
Ware Malcomb also conducted storm water analysis for the site, which is adjacent to a regulated waterway. Because the site is in a flood hazard area, it needed to be elevated so the finished building floor would be above FEMA flood elevations. The site was raised 7.5 feet and required more than 100,000 yards of fill. To reduce the impact of compaction, the design team determined the best mitigation effort would be to add fill to the site eight months before construction began.
