Architectural design and building measurement services for a nine-story, ground-up, high-rise, mixed-use, creative office and retail building featuring 109,100 square feet of office space, 3,400 square feet of ground-floor retail, four levels of parking for 275 vehicles, outdoor spaces including terraces, and a 3,000 square foot rooftop deck/lounge with stunning views of the city and mountains. The design and aesthetic of 2130 Violet Street is heavily influenced by the Arts District’s industrial heritage, as evidenced by the exposed concrete and steel detailing. This project won NAIOP SoCal’s 2023 Mixed-Use/Retail Project of the Year Award.
Ware Malcomb’s building measurement team performed BOMA calculations three times during the design process of this office building in downtown Los Angeles. The goal was to understand the load factor after conceptual design, schematic design, and design development. With these calculations, our client was able to ensure they arrived at the load factor and rentable area they wanted for the building.
