Architectural design services for a 235,000 SF office and warehouse transformation. The existing structure was a 300,000 SF building which was split in half to create two buildings. The beams were kept intact to allow the transfer of lateral loads from the office (metal stud framing) to the warehouse building and diaphragm (concrete tilt). Moment frames were used in the office building to create large openings into the paseo.
